Increasingly, Owner’s Project Managers (OPMs) are being engaged in responsibilities that have been traditionally led by architects, particularly in early planning, coordination, and aspects of design leadership. In fact, many OPMs have architectural training or backgrounds. When engaging an OPM, clients should reflect on how best to align expertise with project needs.
WHAT IS AN OWNER'S PROJECT MANAGER? (OPM)
An OPM is a dedicated manager outside of the design team that manages and assists in executing a project. Clients often engage OPMs in response to growing project complexity, heightened budget sensitivity, tighter delivery timelines, and internal capacity limitations. In certain cases, maintaining a dedicated manager offers a degree of separation between design and management and can be a way to provide clarity in decision-making or to mitigate risk.
BETWEEN AN OPM AND AN EXPERIENCED ARCHITECT
For some clients, an OPM can be a good strategic choice. But when clients are looking for direct involvement and input on the design process, an OPM can mean a duplication of effort, work, and cost.
Architects' standard of care is to drive the day-to-day progression of a project and be accountable for budget, schedule, and coordination during the design phases of a project. The Architect brings together design intent, technical coordination, and client goals in a continuous and integrated process. They are experts in consultant coordination, day-to-day project management and client interfacing, as well as construction administration, FF&E and move-in "white glove" service, and closeout punch-listing. So, particularly in small-to-medium project structures, an OPM's services may overlap with services already provided by an experienced Architect.
Additionally, the architect's proximity to the project enables a level of responsiveness and informed decision-making that is rooted in a comprehensive understanding of the project at every stage, inception to completion.
